Real Estate Feng Shui: Welcome The Buyer

As the buyer enters the home, the entry must welcome and provide a space to pause and arrive - literally and energetically - before stepping into the first room.

Make the entry/foyer space feel as large as possible by having the front door open toward the largest part of the area. It is also important to have the directional flow of the entry go toward the "room of first impression" described in the next section.

Move any object that blocks the entry. This might be a bench, coat rack, or too-large entry table. Think of it in these terms: If a tall person were to fall flat on the floor at the doorstep, his head should not hit anything!

For furniture here, a small table for your business cards to rest upon is a good idea. A half-circle table is ideal, as it is easier to move past its rounded curve. The best container for the business cards is a metal bowl or plate. Second choice is a holder of any material that is black or silver in color. Brighter is also better. Good lighting is important in the entry. It lifts the energy and is much more welcoming than a dark, small space. You can add a light or, if feasible, just increase the wattage in existing fixtures. A large mirror in this room can also reflect more light into the area.

Reinforce Selling Points

The first piece of art encountered upon entry is very important, as it can set the tone for the entire house. Are you emphasizing the location of the property-golf course, ski lodge, mountains, lake, near an important landmark-as a selling point? If so, this first piece of art or photo should reflect the setting. Is it a cabin, cottage, villa, or penthouse? Again, make sure the initial art or photo works to reinforce this presentation.

Often, the seller already has this piece somewhere in the house. Move it to the entry area to support your strong selling point. If the property is especially large or historically significant, giving it a name will provide a special status and sense of place to the listing. Signage with this name, or artwork depicting the theme, can be placed in the entry.

Entry Staircase

If the property has a set of stairs going up and a set of stairs going down off the entry, these need to be addressed. You want to lead the buyer to the best room to see first. Therefore, you need to emphasize the preferred set of stairs and downplay the other.

Place a small rug at the base of the "good" stairs. Draw the eye in this direction by placing a large or bright piece of artwork at the base of the stairwell's wall.

One last point: Make sure this direction is also well lit. Downplay the other direction and leave it without decoration.
